The Owner of this commercial waterfront property wanted renovate and extend the existing reception building and sub-divide the existing building into 2 luxurious townhouses and build 2 new double storey townhouses in at the rear of the lot. The existing building was built in the early 80’s from double skin brickwork and suspended concrete slabs with a tiled truss roof. The building required extensive demolition for the conversion with an extra 200m2 of building works were added to the rear.
The project required significant structural changes including cutting voids in the existing first floor suspended slab, demolition of load bearing brickwork walls, removal of concrete balconies and placement of large loadbearing steel beams. Other challenges included severe weather conditions, another builder building the rear 2 townhouses on the same block of land at the same time and client instigated trades.
The building project was successfully completed in 8 months during 2012-13 delivering 2 unique luxurious waterfront townhouses in honour of Chris Liddell of Liddell Constructions who expectantly passed away in 2011.
